Longest week ever!

Tomorrow is the day we finally meet with the Sales Agent and hand over our very large cheque. This last week has gone by SOOOOOOOO slowly! Hopefully the next 7 months don’t follow the same pattern.

K and I decided on our appliance upgrades, so now we just have to wait for our appointment with the interior decorator to get everything solidified. I’ve been Pinteresting like a mad woman trying to get some inspiration for our home. I want to make sure we’re 100% confident on the choices we make with the decorator.

Lately I’ve been focusing on the office because I think I’m going to turn it into a hybrid office/craft space/makeup room. It’s one of the first things I want to try and get set up once we move in.

We’ve also officially decided on a move in date of September 19th! I’m going to take about 10 days off work to get unpacked and settled. This also gives me some extra time to spend cleaning up at the Condo. I’m always seriously worried that I’m going to get in trouble for putting holes in the wall for shelving (that ended up just falling right out anyway).

I’m going to try and take some photos of the house progress tomorrow! Hopefully the weather cooperates with my plans :)


Real Estate Lawyers

Arkell Springs Kitchen & Dining Room

I’m going to start this post of by telling you that if you’re buying a home and you don’t have a lawyer, you need to find one. Like yesterday.

I don’t know what we would have done without ours. Thankfully he was easy to find because he’s a friend of K’s dad, and he graciously made the call for us.

He sat with us for almost 2 hours going through every single line of our agreement to make sure we understood all the closing costs and all the things we’d need to do when we finally got our home. I had done a ton of googling and there was just sooooo much information I was incredibly overwhelmed. He answered all of our questions, told us what to try and get for free, and made us a nice little chart of all the fees we should expect come closing.

Since our place is a townhome condominium we also have an 80 page condo doc to read. He skimmed through that for us to make sure there wasn’t any crazy restrictions, and I have to admit I have yet to get through page 1. I think I might start a new business writing Coles Notes Condo Docs. I’d make a killing!

We have until February 14th to close the deal – so we’re waiting on an appointment time with he Sales Agent to drop off our cheque and book our appointments with the Interior Decorator!

Arkell Springs Master Bedroom

I’ve been talking so much about the house process that I haven’t elaborated on any of the photos I’ve been posting!

This is the exterior of the townhome, ours will look exactly like the 2nd unit in:


This is our floorplan (I didn’t include the basement since it won’t be finished anyway). We’re getting the Glass Shower part of the luxury ensuite, but not the bathtub. This way I get a huge walk-in closet:


This is the kitchen, and you can see the hall out to the front door. We will have that little breakfast bar which is perfect for entertaining:


Here’s the great room, I think my favourite part is the double doors and windows. We back on to a little “community area” which is essentially a tiny little park. Just means I won’t have to stare directly into anyone’s house.


These are the stairs leading to the 2nd floor – check out the sweet plant shelf! I can’t wait to decorate it with pony paraphernalia.


This right here is the reason we loved this house. The Master Bedroom. Check out that ceiling!

Pulling the Trigger

Arkell Springs Townhome Construction Progress

Well, we did it! Today we officially signed the agreement to purchase the townhome. Since it’s a condominium townhome we have 10 days to meet with our lawyer, get our financing together and provide the builder with a big fat cheque.

My mom came up to see the model home today and she also loved it. We sat with the Sales Agent for almost two hours going over everything, and talking about options, upgrades and timing questions. My mom is awesome at asking for things for free, so it was great to have her there (just don’t tell her I said so. HI MOM!).

Here’s our final list of upgrades (this is mostly structural stuff, we make final cosmetic decisions when we meet with the interior decorator):

  • Central Air
  • Central Vac Rough In (4)
  • Hardwood Stairs (1st to 2nd Floor)
  • Hardwood in the Great Room
  • Granite Countertops
  • Tile Stairs (1st to Basement Powder Room)
  • Glass Railings
  • Hardwood in the 2nd Floor Hallway
  • Glass Shower

This week we’ll be meeting with our lawyer to go over the mass amounts of paper work and to ensure they’re not taking our first born child in the deal.

To Upgrade or Not to Upgrade…

We meet with the Sales Agent on Sunday to talk about the house price and possibly sign an agreement, so this week has been all about choosing our upgrades and figuring out just how much we want to spend on this house.

K and I have pretty much agreed on every single upgrade (thankfully no domestics required). He is set on upgrading our master bath to have a glass shower, and I don’t want to give up the beautiful glass railings.

We’re still trying to decide whether or not we want hardwood stairs to the basement. Our thoughts are that the basement will end up being carpeted anyway, so it makes sense to save that money and spend it on Appliance upgrades, or something else.

Hardwood floors in the great room and in the upstairs hallway are a must, as well as granite countertops. Central air is another upgrade and so are central vac rough in’s throughout the house.

The house comes with standard stainless steel appliances, but we are thinking of upgrading those because they’re kind of ugly (my mom refers to me as Paris Hilton because of this haha). I want a fridge with a bottom freezer and a convection oven. We’d also like to have an over the range microwave. The biggest appliance cost will come in the form of a washer/dryer since those aren’t included in the price.

Right now we’re waiting for final pricing on the upgrades so we can make a more informed decision, but hopefully we’ll get those soon because I’m getting antsy!

We also decided to do our pre-approval this week. We have a number in our head that we don’t want to go over, so we wanted to make sure we’d be able to get the funding before bothering with all the hefty paperwork. Thankfully everything came through, so all we have to do is pull the trigger!
